Lighting & repairs
Lighting and repair visit: fixtures replaced, switches upgraded and the drywall patched and painted afterward.
The whole odd-job list knocked out in one visit — doors, drywall, trim, fixtures and the things that have been waiting for a year.
Most homes accumulate a list: a door that rubs, a towel bar pulled out of drywall, a cabinet door that will not close, a piece of trim that came loose, a light fixture that never got swapped. None of them justify a contractor on their own. All of them together are a day or two of work and a house that feels noticeably better.
We work through punch lists room by room, and we are honest about what is a repair and what is a symptom. A soft spot in the floor near the tub is not a flooring problem. A door that sticks every summer is usually a humidity and clearance issue, not a hinge issue. If a small job reveals something bigger, we stop, show you, and quote it before continuing.
We also handle rental turnover work, pre-sale punch lists, and the small carpentry and fixture jobs that come up after a remodel.
Adjustment, planing, hinge and lockset replacement, weatherstripping.
Patch, tape, texture and paint to match — holes, cracks and water damage.
Light fixtures, fans, faucets and hardware swaps.
Loose trim, baseboard repair, shelf and closet hardware.
Multi-item visits, priced by the hour or by the list.
Rot repair, subfloor patches, stair and railing fixes.
These are ballpark ranges for the Everett area, not a quote. Every project gets a written, itemized estimate after a free walkthrough — the number you see there is the number you pay unless the scope changes.

Yes, a two-hour minimum for handyman visits. Most lists fit in that window; larger ones we quote as a day.
Small consumables yes. For fixtures and specific parts we either pick them up with your approval or ask you to choose them first.
We repair the visible damage and the cause where it is carpentry-related — rot, subfloor, trim. If it involves a plumbing leak, we coordinate a plumber first so the repair does not fail twice.
